Isn't the mortgage valuation enough?
No. A mortgage valuation is for your lender and checks the property is worth the loan. It doesn't tell you about the condition of the building or what repairs are coming.
When should I book my survey?
As soon as your offer is accepted. That gives you time to renegotiate or get quotes for repairs before you exchange. For a new build, book the snagging survey before you complete if you can.
Will you lift floors or open up walls?
No. Our inspections are visual and non-invasive. We use our experience, damp meters and what we can safely see to assess the property without damaging it.
Do I need to be there?
No. Your surveyor calls you the day before to talk through any concerns, and you get a full debrief once the report is ready.
What if the survey finds serious problems?
Many buyers use the report to renegotiate the price, ask the seller to carry out repairs, or get specialist quotes before deciding. The colour-coded ratings show which items matter most.
Do you survey listed buildings?
Yes. We survey all residential properties, including listed buildings. A Building Survey is usually the right choice for these.
